About Enertiv

Enertiv is a leading proptech SaaS platform that integrates hardware-enabled data collection with AI-powered analytics to transform how commercial real estate portfolios are operated. Our technology enables owners and operators to reduce operating costs, improve sustainability, and deliver enhanced tenant experiences.

We’re at a pivotal moment in our growth. To scale effectively, we need stronger operational foundations, clearer accountability, and disciplined execution. This role is designed for a senior operations leader with a strong engineering mindset who can build the systems, standards, and operating rhythms required for our next phase.

The Role

The Director of Operations owns the predictable, high-quality delivery of all customer installations. This role exists to ensure execution excellence through strong leadership, disciplined systems, and clear accountability across people, projects, and partners.

The Director owns outcomes. Success is measured by delivery performance, team effectiveness, financial outcomes, and operational visibility. The Director ensures execution is repeatable, data-driven, and transparent as Enertiv scales.

What You’ll OwnEnd-to-End Delivery & Accountability
  • Own end-to-end delivery performance across all customer installations, including timelines, quality, cost discipline, communication, and client experience.
  • Lead and prioritize a portfolio of concurrent projects, balancing capacity, dependencies, and business priorities.
  • Ensure delivery commitments are realistic, tracked, and consistently met.
  • Proactively surface risks, articulate tradeoffs, and drive resolution.
Systems, Process & Operational Rigor
  • Design, implement, and enforce SOPs that drive predictable execution across installations, inventory, supply chain, and customer maintenance (preventative and break/fix).
  • Establish reliable operating dashboards that reflect reality, including install pipeline and forecast, resource utilization, inventory accuracy, open POs and lead times, and maintenance backlog/SLA performance.
  • Build disciplined operating rhythms for procurement, receiving, staging/kitting, and returns/RMA to ensure material readiness, cost control, and minimal customer downtime.
  • Hold teams and partners accountable for data accuracy, timely updates, and operational transparency.
Team, Contractor & Vendor Leadership
  • Lead and performance-manage a team of 12 Project Managers and operations staff with clear ownership and measurable KPIs.
  • Manage installation partners, contractors, and vendors to defined standards for quality, safety, cost, and timelines; continuously reassess make-vs-buy decisions to improve performance and margins.
  • Define role clarity, streamline ownership, and build role-based training that drives repeatable execution.
  • Address underperformance directly and build a culture of accountability.

Financial & Cross-functional Partnership

  • Own operational performance against budget, margin targets, and delivery commitments at the project and departmental level.
  • Establish project-level budgets, track actuals, and actively manage vendor costs, scope changes, and margin impact.
  • Partner closely with Finance, Sales, and Customer Success to align delivery execution with commercial assumptions and customer expectations.
  • Clearly communicate how operational decisions impact profitability, unit economics, and customer outcomes.

And its status as a thriving tech ecosystem is attracting out-of-town companies looking to establish new tech and engineering hubs.

Key Facts About Seattle Tech

  • Number of Tech Workers: 287,000; 13% of overall workforce (2024 CompTIA survey)
  • Major Tech Employers: Amazon, Microsoft, Meta, Google
  • Key Industries: Artificial intelligence, cloud computing, software, biotechnology, game development
  • Funding Landscape: $3.1 billion in venture capital funding in 2024 (Pitchbook)
  • Notable Investors: Madrona, Fuse, Tola, Maveron
  • Research Centers and Universities: University of Washington, Seattle University, Seattle Pacific University, Allen Institute for Brain Science, Bill & Melinda Gates Foundation, Seattle Children’s Research Institute
