Role Overview
HousingWire is seeking a Marketing Operations Manager to drive the next phase of growth for its SaaS platform. This person will be the operational engine behind HousingWire marketing — turning strategy into execution across lifecycle campaigns, email and database marketing, marketing automation, project management, and cross-functional coordination.
As the owner of our HubSpot instance and the subscriber database behind it, you'll be responsible for keeping a large, growing contact base segmented, healthy, and primed for high-performing campaigns. This role is ideal for a hands-on marketer who thrives in fast-moving environments, communicates with clarity, and brings a bias for action. You'll work closely with product, content, and sales to orchestrate campaigns that drive user acquisition, engagement, and retention for a growing subscription product.
Responsibilities
- Own and administer the HubSpot instance end-to-end — managing the marketing database, segmentation, lifecycle stages, lead scoring, automation workflows, and reporting at scale.
- Maintain the health of a large, growing subscriber database — including data quality, deduplication, list hygiene, suppression management, and email deliverability.
- Own the execution of lifecycle and email marketing — including onboarding sequences, upsell campaigns, churn-prevention flows, and re-engagement programs.
- Maintain marketing automation workflows and CRM processes in HubSpot to optimize lead nurturing, segmentation, and campaign performance across the full subscriber base.
- Project manage marketing initiatives end-to-end: coordinate timelines, align stakeholders, track deliverables, and keep campaigns moving with precision and accountability.
- Write and edit compelling marketing copy across emails, landing pages, campaign briefs, and other touch points — with a clear, audience-first voice.
- Execute multi-channel campaigns across email, social, and content distribution to increase product adoption and subscriber retention.
- Collaborate with product, content, and sales teams on messaging, positioning, and go-to-market execution for new features and initiatives.
- Support the production and promotion of webinars, podcasts, and product demos that showcase HousingWire data and market insights.
- Build and maintain marketing materials using design tools such as Canva — we're nimble and execution-oriented, and all team members are expected to contribute hands-on.
- Track and report on key marketing metrics — including conversion rates, email performance, database growth, and funnel health — to continuously improve campaign effectiveness.
- Embrace AI-powered tools and systems to improve efficiency, personalization, and creative output across marketing operations.
Qualifications
- 5+ years of marketing experience, with demonstrated strength in project management, email marketing, and campaign execution.
- Hands-on HubSpot experience is required — including building and managing automation, segmentation, lifecycle/lead management, and reporting within the platform.
- Proven experience managing and marketing to large databases is required — including segmentation, data hygiene, deliverability, and data-driven targeting at scale, ideally for a B2B SaaS or subscription business.
- Exceptional copywriting skills — you can craft clear, engaging, and persuasive content for diverse audiences and channels.
- Proven ability to manage multiple projects simultaneously, meeting deadlines and maintaining quality in a fast-paced environment.
- Experience with lifecycle and email marketing, including campaign planning, segmentation, and performance analysis.
- Comfortable working with data — able to interpret metrics, draw insights, and translate them into actionable next steps.
- Strong collaborator with excellent communication and organizational skills across cross-functional teams.
- Eager to learn about the real estate and housing industry — deep prior experience is not required, but genuine curiosity is.

- Familiarity with design tools such as Canva or Adobe Express for creating marketing assets.
