About Yondr

Yondr is a disruptor. We challenge convention and simplify complexity. A global developer, owner operator and service provider of data centers, we deliver complex data center capacity needs for the world’s largest tech companies. Our exponential growth sees us looking for extraordinary people to help accelerate us towards our vision: a tomorrow without constraints.

But we can’t do this without you.

About the Role

We are looking for a qualified Preconstruction Manager responsible for leading and managing all preconstruction activities for data center projects from concept through to construction handover. This includes due diligence, budgeting, scheduling, design coordination, estimating, risk management, and value engineering. The role ensures alignment between project scope, budget, and schedule while collaborating with internal stakeholders, design teams, contractors, and vendors to support successful data center development.

Main Responsibilities

/  Lead preconstruction efforts for all projects from market evaluation, test fit development, and due diligence to design, permitting and construction hand off.

/  Lead the selection, negotiation, and contracting of design vendors including architects, engineers, and specialized consultants.

/  Oversee vendor performance to ensure design deliverables are aligned with project timelines, scopes, and quality standards.

/  Collaborate closely with architects, engineers, and internal stakeholders (e.g., operations, IT, real estate) to ensure design decisions align with technical requirements, operational needs, and budget constraints.

/  Prepare and maintain detailed preconstruction schedules, tracking milestones and key deliverables.

/  Prepare budgets and comprehensive capital expenditure (CapEx) requests aligned with project milestones, including detailed breakdowns of costs for due diligence, design, permitting, early works, long-lead equipment, and construction.

/  Collaborate with the commercial and finance teams to ensure funding requests are timely, accurate, and aligned with development schedules and investment strategies.

/  Lead all due diligence efforts. Ensure all risk items are identified and communicated to leadership and internal stakeholders.

/  Provide clear and concise reporting on cost estimates, revisions, and project changes.

/  Analyze drawings, specifications, and other documents to develop detailed cost estimates and scope reviews.

/  Conduct constructability reviews, value engineering exercises, and risk assessments.

/  Assist in contractor prequalification, bid solicitation, bid leveling, and contract negotiations.

/  Support procurement of long-lead items and key equipment.

Qualifications and experience

/  Bachelor's degree in Construction Management, Engineering, Architecture, or related field.

/  7+ years of experience in preconstruction or estimating, with at least 3 years in mission-critical/data center or high-tech infrastructure projects.

/  Strong understanding of data center systems including electrical, mechanical, and structural components.

/  Demonstrated ability to lead cross-functional teams and manage multiple concurrent projects.

/  Excellent communication, negotiation, and organizational skills.

/  Experience working with general contractors, design-build teams, and engineering consultants.

At Yondr, we want to enhance the diversity, equity, inclusion and belonging of our workforce to reflect the world we live in. Our roles are potential opportunities for everyone; all interested parties, regardless of nationality, race, ethnicity, religion, age, sexual orientation, or gender, are welcome to apply. We ensure all candidates have equitable access and consideration throughout the hiring process.

Yondr is committed to fostering a welcoming, safe and inclusive work environment. We provide support through our benefits, which are inclusive of all backgrounds.

Home to tech titans like Microsoft and Amazon, Seattle punches far above its weight in innovation. But its surrounding mountains, sprinkled with world-famous hiking trails and climbing routes, make the city a destination for outdoorsy types as well. Established as a logging town before shifting to shipbuilding and logistics, the Emerald City is now known for its contributions to aerospace, software, biotech and cloud computing. And its status as a thriving tech ecosystem is attracting out-of-town companies looking to establish new tech and engineering hubs.

Key Facts About Seattle Tech

  • Number of Tech Workers: 287,000; 13% of overall workforce (2024 CompTIA survey)
  • Major Tech Employers: Amazon, Microsoft, Meta, Google
  • Key Industries: Artificial intelligence, cloud computing, software, biotechnology, game development
  • Funding Landscape: $3.1 billion in venture capital funding in 2024 (Pitchbook)
  • Notable Investors: Madrona, Fuse, Tola, Maveron
  • Research Centers and Universities: University of Washington, Seattle University, Seattle Pacific University, Allen Institute for Brain Science, Bill & Melinda Gates Foundation, Seattle Children’s Research Institute
