Job Summary:

The role of the Training Manager is to manage day-to-day store operations and achieve store performance objectives at an individual location. In addition, the Training Manager role will support a team of stores which will include new hire training, creating, and managing the work schedules, assisting in team sales skill development, and interviewing as part of the recruitment process. Decisions and actions are based upon our commitment to high standards of customer service and an environment of accomplishment, pride, and well-being for our Team Members.

Responsibilities:

  •  Quality of Work: Thorough, accurate and neat
  •  LMS: Complete assigned LMS courses on time
  •  Sales Standards:
  •  Merchandise: Standard is $25 per move-in
  •  Insurance: Standard is 80% insurance penetration of all insurable rented units
  •  Administration Fees: Standard is 100% of move-ins
  •  Phone Sales Scores: Standard is at least a score of 85% on monthly phone shop
  •  Auto Pay Percentage: Standard is 80% of all tenants
  •  U-Haul Revenue: Work to achieve goal of higher year over year performance
  •  Rental Income: Standard is determined by store budget
  •  Total Income: Standard is determined by store budget
  •  Move-Ins: Work to achieve goal of higher year over year performance
  •  Reviews: Completes requests for reviews from all new tenants on Google or other platforms
  •  Store Operations:
  •  Unit Inventory: Full facility walk through performed monthly
  •  Retail Inventory: Item inventory is accurate and audit performed monthly
  •  Rates: Understand our rates and promos as well as competitor rates and promos
  •  Compliance: Ensures store is compliant with Labor Law poster and MSDS and Safety guidelines
  •  Marketing: Has updated brochures and business cards in office
  •  Security: Perform daily property checks
  •  storEDGE: Use the FMS to perform move-ins, move-outs, and other daily functions
  •  storEDGE Task List: Utilized daily
  •  Unrentable Unit Management: Knowledgeable about unrentable units, works to keep at a minimum
  •  Annual Sore Audits: Completed on time for all stores
  •  Team Meetings: Held monthly on Teams
  •  Accounts Receivable and Financials:
  •  Cash Management: Ensure till and petty cash are counted and balanced daily
  •  Petty Cash: Maintains petty cash and submits reports monthly
  •  Reports: Generate and understand FMS reports
  •  Financials: Reviews and submits to Training Manager by 10th of each month
  •  A/R Management: Makes A/R calls on time and leaves notes in accounts
  •  Move-Outs: Ensures there are no outstanding balances on move-outs
  •  Auction Management:
  •  All auctions processed through Auction Manager in storEDGE
  •  Auction posted to Storage Treasures at least 10 days in advance
  •  All paperwork processed correctly and submitted to Accountant on time.
  •  Maintain the facility to Clean and Operational standards:
  •  Office: Clean and Organized at all times
  •  Bathroom: Clean, stocked, and presentable to customers at all times
  •  Property: Walked and cleaned daily
  •  Keypads: Cleaned and checked daily
  •  Lighting: All interior and exterior lighting operational
  •  Back Office: Clean and organized at all times
  •  Elevators: Cleaned and inspected daily
  •  Carts: Cleaned and inspected daily
  •  Loading Bays: Cleaned daily
  •  Signage: Clean and well-kept, lighting functioning properly
  •  Landscaping: Well maintained at all times
  •  HVAC: Manage system and perform quarterly filter checks
  •  Cap-Ex: Projects completed on time and communicate with DM on future planning
  •  Store Book:
  •  Task List filled out
  •  Checklist: Quarterly checklist completed on time
  •  Vendor List: Maintained and updated regularly
  •  Passwords: Updated regularly
  •  Customer Service:
  •  Respectful interactions with all customers
  •  Answers phone, checks messages and returns calls promptly
  •  Handles customer objections promptly and with empathy
  •  Paylocity:
  •  Timecards: Approved twice per month as directed by Payroll Specialist
  •  Timecards: Reviewed and notify DM of non-compliance in the following areas:
  • Attendance
  • Meal breaks
  • Meal break penalties where applicable
  • Excessive missed punches
  • Schedules: Entered 30 days in advance
  •  Training:
  •  15 Day Packet: Train new hires in correlation with packet, upon completion send to HR for their personnel file
  •  LMS: All new hire compliance training completed within the 15-day requirement
  •  Phone Shops: Listen and score calls monthly for team members
  •  Phone Shops: Provide feedback to team members within the same month as phone shop occurred
  •  Phone Shops: Track team member grades in tracker by end of month
  •  MESH Learning: Utilize and follow through with MESH Learning Program
  •  Recruiting:
  •  Interviews: May be asked to conduct 2nd interviews with candidates and provide feedback to District Manager

  • Ability to reach with hands and arms
  • Ability to lift up to 25 pounds

C. Work Environment

  • Job may require working in outdoor weather conditions
  • Job may require accessing high places via a ladder
  • Job may include exposure to blood borne pathogens and biohazard waste
  • Job may include use of power tools and exposure to loud noises (i.e., power drill, leaf blower)
