A day in the life

Prologis is seeking a Director, Preconstruction & Development Cost Strategy  to support development projects across assigned U.S. West regions. Partnering closely with Development, Procurement, Construction, and Capital Deployment, this role provides early-stage cost intelligence, design-build/preconstruction perspective, contractor engagement, conceptual budgeting, market analysis, and procurement planning to support faster, more informed development and capital deployment decisions.

The role improves development velocity, cost efficiency, and long-term project outcomes through earlier alignment between conceptual design, pricing, constructability, sourcing strategy, and market conditions. The role will support multiple, concurrent pursuits and developments by translating contractor feedback, market conditions, project risks, design implications, VE opportunities, long-lead planning considerations, and cost trends into actionable development guidance and provide value-based recommendations to support investment decisions.

The role will also help expand Prologis’ cost intelligence and analytics capabilities by owning structured project and market data capture that supports benchmarking, forecasting, and future AI-enabled insights.

Key responsibilities include:

Pre-Development & Pursuit Support

  • Partner with Development Management and Capital Deployment during pursuits and early project phases by aligning market conditions, contractor feedback, design assumptions, and project economics with business objectives and investment strategy.
  • Support early-stage speculative and BTS developments through feasibility analyses, conceptual design input, conceptual budgeting, contractor engagement, project planning and cost intelligence to improve development velocity, project readiness, cost predictability, and pursuit decision-making.
  • Enable faster, more informed early-stage development decisions to improve responsiveness to customer opportunities and market demand.
  • Support customer pursuits and pitch presentations with data driven analyses, market insights and strategic recommendations.

Pricing Analysis & Cost Intelligence

  • Serve as a regional resource on construction pricing, market conditions, escalation trends, contractor and trade capacity, translating market intelligence, design implications, and cost drivers into clear business and executive-level insights.
  • Develop and maintain regional cost intelligence, benchmarking, pricing visibility, and forecasting across assigned markets through structured project, bid, and contractor data capture
  • Build scalable cost intelligence and analytics capabilities by structuring project, bid, and market data that can support benchmarking, forecasting, and future AI-enabled insights
  • Provide visibility into regional construction market dynamics, procurement trends, design-driven cost impacts, and pricing risks that influence development strategy, pursuit economics, replacement costs, and project execution

Execution Readiness and Supply Chain Strategy

  • Support early conceptual design decisions, VE opportunities, and procurement strategies to enhance cost efficiency, constructability, and overall project performance.
  • Identify and plan for long-lead materials and equipment planning early during the development process to mitigate schedule and supply chain risks.
  • Collaborate with Procurement and project teams to develop early sourcing strategies that improve supplier engagement, material availability, and project readiness.

Contractor Evaluation and RFP Support

  • Support Development Managers by facilitating a structured GC RFP solicitation process including scope planning, RFP creation, RFP distribution and bidding, evaluation and shortlisting, and selection recommendations.
  • Analyze and level contractor proposals, including divisional scopes, general conditions, fees, contingencies, allowances, qualifications, clarifications, exclusions, and market considerations
  • Provide objective evaluation of pricing, scope alignment, constructability considerations, and project risks, translating contractor feedback into clear, decision-ready recommendations.
  • Support development of a strong and competitive contractor network through ongoing market engagement, contractor performance awareness, and regional bidder outreach.

Building blocks for success

Required:

  • 10+ years of direct experience in commercial construction, with meaningful preconstruction or design-build experience in industrial, warehouse, data center, or large-scale commercial development projects
  • Strong understanding of industrial construction sequencing, constructability, conceptual design, design-cost implications, cost drivers, and development execution
  • Experience supporting early-stage feasibility, conceptual design and budgeting, scope evaluation, design coordination, capital deployment decision support, or pursuit strategy activities
  • Experience identifying and evaluating VE opportunities and design-cost tradeoffs during conceptual and design development phases
  • Direct exposure to GC bid breakdowns, including divisional scopes, general conditions, fees, contingencies, allowances, exclusions, and commercial risk evaluation
  • Experience leading competitive GC RFP processes, contractor engagement, or proposal evaluation activities
  • Ability to interpret market conditions, contractor pricing, escalation trends, design implications, and trade dynamics to support development and capital deployment decision making
  • Strong analytical skills with the ability to structure construction cost, bid, and design-assumption data into clear business insights and recommendations
  • Demonstrated ability to influence project design procurement, and investment decisions through analysis, expertise, and stakeholder engagement in a matrixed organization.
  • Experience working across cross functional teams including Development, Construction, Procurement, Capital Deployment, consultants, and contractor partners
  • Advanced Excel skills, including bid leveling, scenario comparisons, normalization, and cost analysis
  • Strong communication and presentation skills with the ability to translate technical, design, cost, schedule, and market inputs into concise business insights and recommendations
  • Ability to manage multiple concurrent pursuits and projects in a fast paced environment
  • Experience with forecasting tools, predictive analytics, or scalable cost intelligence initiatives’
  • Willingness to travel as needed

Preferred:

  • Experience leading design-build preconstruction, conceptual estimating, and integrated project delivery teams
  • Familiarity with long lead equipment strategy, supply chain risk management, or utility coordination
  • Experience supporting multi market or enterprise level development or construction programs, including standardized processes, templates, workflows, or reporting structures
  • Familiarity with construction markets, including labor availability, trade capacity, entitlement impacts, and regional cost drivers.
  • Experience with Autodesk, Power BI, Tableau, construction analytics platforms, AI enabled forecasting, predictive analytics, or scalable cost intelligence initiatives

Hiring Salary Range of $133,000- $211,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
