  • Collaborate with clients and team members to resolve tenant-landlord issues
  • Manage transaction reporting for the client
  • Identify and implement improvements to client transaction management processes
Transaction Management
  • Independently manage and execute lease and other real estate transactions, both where the client is the tenant and where the client is the landlord, with a high level of proficiency, adhering to JLL and client processes and standards
  • Collect client requirements, gather and evaluate market data and property information, and review market reports
  • Support site selection and site evaluation assignments and prepare requests for proposals (RFPs)
  • Engage, and manage brokers; review broker engagements and commission invoices for accuracy
  • Negotiate favorable economic terms and flexible lease provisions in letters of intent, leases, and other transaction documents
  • Manage outbound leasing of client-owned or client-controlled space to physician groups and other third-party tenants, including marketing space, qualifying prospects, and negotiating terms consistent with fair market value and Stark and AKS requirements
  • Review lease documents and create lease abstracts and summaries
  • Research landlords, prospective tenants, companies, and potential subtenants
  • Prepare transaction approval packages for client executive management
  • Track transactions in client and JLL systems and monitor progress to completion

  • Assist the Account Director and senior team members in managing client deliverables
  • Create and maintain financial reports and key performance metrics
  • Ensure the accuracy of portfolio data
  • Provide financial analysis and modeling to support client real estate decisions
  • Support M&A diligence, such as fair market value analysis, when needed
  • Manage surrender of premises or decommissioning projects when needed
  • Coach and assist junior transaction team members on transactions and analysis

Healthcare-Specific Knowledge
  • Working knowledge of the healthcare regulatory environment, especially the Stark Law and the Anti-Kickback Statute (AKS), as they apply to physician leases and medical office buildings
  • Understanding of medical office buildings, clinics, and other specialized healthcare facility requirements
  • Ability to work with clinical operations, facilities, and finance leaders to translate care-delivery needs into real estate solutions
  • Familiarity with fair market value analysis and the compliance documentation healthcare transactions require

Requirements
  • Bachelor's degree
  • Active real estate brokerage or salesperson license
  • 3-5+ years of commercial real estate transaction or leasing experience
  • Knowledge of real estate and lease terminology, with proficiency in lease and contract review
  • Strong negotiation skills and transaction execution experience

Preferred Qualifications
  • Healthcare real estate experience, including working knowledge of Stark and AKS
  • Master's degree, MBA, or other advanced degree
  • Experience in corporate real estate with an understanding of client service requirements
  • Expertise with complex commercial lease structures
  • Experience representing both tenants and landlords, including leasing space to physician groups or other healthcare tenants
