The Trustee Sales Specialist processes foreclosures, prepares necessary documents, ensures data accuracy, and handles communications with clients and third parties.

Analyzes second-lien mortgage loans to validate lien enforceability, assess equity and recovery potential, and recommend foreclosure bids, charge-offs, or other resolution strategies. Manages investor approvals, foreclosure bidding, surplus funds, reporting, compliance certifications, audit-ready documentation, and portfolio risk metrics. Researches title, property, and senior-lien activity; coordinates with internal teams, investors, clients, vendors, and regulators. Provides technical guidance and mentoring to junior analysts without formal supervisory authority.

Performs financial reconciliation on liquidated mortgage loans, researches incurred losses, identifies recovery and bill-back opportunities, and analyzes claim data to mitigate financial losses. Prepares evidence-based written explanations, handles investor rebuttals, maintains LoanServ records, supports quality reviews, and monitors mortgage servicing guidelines. Requires strong accounting, analytical, documentation, communication, organizational, and mortgage default servicing skills.

Reviews vendor invoices for compliance with allowable amounts, verifies supporting documentation against completed work, reconciles records, resolves discrepancies, and processes invoices accurately and promptly. Maintains knowledge of mortgage servicing requirements from FHA, VA, USDA, PMI, FNMA, and FHLMC. Identifies potential issues, researches documentation, communicates with vendors, and manages workflow in accordance with company policies and applicable regulations.

Reviews and validates vendor invoices against allowable amounts, supporting documentation, servicing requirements, and completed work. Responsibilities include breach processing, referral validation, due diligence, document imaging, system updates, SLA tracking, vendor performance monitoring, exception resolution, and compliance with investor, state, and federal requirements. The role communicates with internal teams, clients, borrowers, and vendors while documenting actions and resolving escalated foreclosure matters.

Prepare, file, and follow up on FHA mortgage insurance claims (Part A/B, CWCOT, Pre-Foreclosure Sale) accurately and on time. Maintain claim files and system documentation, submit claims for quality review, finalize submissions, and pursue agency payments. Apply knowledge of default servicing, foreclosure, bankruptcy, loss mitigation, and investor/agency guidelines while meeting deadlines and collaborating with internal and external stakeholders.

Manage mortgage servicing counterparty relationships, including investor communications, presentations, requirements documentation, portfolio and loan data analysis, quality control, compliance, process improvement, and change management. The role coordinates internal and external stakeholders, tracks deliverables, evaluates service risks, supports loan servicing transfers, and recommends improvements to portfolio performance and service delivery.

Develop and manage relationships with wholesale mortgage brokers and correspondent sellers. Generate business, explain loan programs and policies, train partners on submission and loan-lock systems, support applications, and coordinate with underwriting, processing, closing, and funding teams. Manage the loan pipeline, ensure regulatory deadlines and compliance, maintain CRM records, facilitate timely loan closings and purchases, and provide high-quality broker and seller support.

Build and maintain broker and seller relationships to sell wholesale and correspondent mortgage products. Source and onboard new brokers, advise on programs/pricing, train on submission systems, manage loan pipelines, liaise with internal teams to ensure timely closings and purchases, and maintain CRM and regulatory compliance.
